Terms & Conditions — Modern Bohemian Suites Athens (AVM & GVM)

These Terms & Conditions (“Terms”) govern all reservations and stays at Modern Bohemian Suites Athens – AVM and Modern Bohemian Suites Athens – GVM, located in Neos Kosmos, Athens, Greece. By booking or staying in our Suites (“Accommodation”), you (“Guest”) agree to comply with these Terms.

Booking & Payment
  • A booking is considered confirmed only after full payment or the required deposit has been successfully processed.
  • Prices will be displayed during the booking process.
  • We reserve the right to decline or cancel a booking if payment is not completed or in cases of suspected fraudulent activity.
Check-In & Check-Out
  • Check-in: 14:00 – 23:30
  • Check-out: 08:00 – 11:00
  • Early check-in or late check-out may be possible depending on availability and may incur an extra charge.
Suite Use
  • Each Suite has a maximum occupancy of 2 guests.
  • The Accommodation may only be used for residential accommodation purposes.
  • Guests must respect all house rules provided in the listing or displayed inside the studio.
Suite Rules
  • Smoking: Allowed inside designated areas of the property.
  • Pets: Allowed. An additional fee may apply depending on the size/type of pet.
  • Noise: Parties, loud music, and disturbances are not permitted, especially during quiet hours (typically 23:00–07:00).
  • Respect for neighbors is required at all times.
  • Guests must comply with all applicable Greek laws and local regulations.
Damages, Losses & Security Deposit
  • Guests are responsible for any damage caused to the studio, furnishings, appliances, or common areas.
  • A [SECURITY_DEPOSIT: 300€] may be required. This may be charged before arrival and refunded after check-out if no damage or policy violations are found.
  • Missing items, extreme dirtiness, or violations of house rules may result in additional charges.
Cancellation & Refund Policy
  • Guests may cancel their reservation up to 14 days before arrival for a full refund. (30 days)
  • Cancellations made after this period, or No‑Shows, are non‑refundable unless stated otherwise.
  • Refunds will be processed using the same payment method used for the booking.
Liability
  • The property is not responsible for loss, theft, or damage to guests’ personal belongings.
  • Guests are advised to lock the Suite when leaving and secure valuables.
  • Our liability is limited to the total amount paid for the booking, except where otherwise required by Greek law.
Cleaning & Maintenance
  • The Suite will be provided clean at check-in.
  • Guests must leave the property in a reasonably tidy condition.
  • Excessive cleaning required after departure may incur extra charges.
Pets
  • Pets are allowed only with prior notice.
  • Guests must ensure pets do not cause damage, noise, or disturbances.
  • Any pet-related damage will be charged accordingly.
Changes to Reservations

Requests to modify the booking (dates, number of guests, pet requests, etc.) are subject to availability and possible additional charges.

Modifications to These Terms

We reserve the right to update or change these Terms at any time. The Terms in effect at the time of the booking will apply.

Governing Law & Jurisdiction

These Terms are governed by the laws of Greece. Any disputes shall be resolved exclusively by the competent courts of Athens.
